Bouygues Immobilier designs tomorrow's property
Sustainable development is at the heart of Bouygues Immobilier's strategy.
The company has taken environmental culture onboard by making strong commitments and turning them systematically into practical achievements. The following two projects fully embody this approach.
Housing units at one with their environment
The Bel'Orée development in Boissise-la-Bertrand (south-east of Paris)
This scheme, currently being marketed, consists of 39 villas in a wooded park. Bouygues Immobilier's aim is to preserve the natural setting of the site by taking environmental concerns – the location, orientation and architecture of the houses – into account throughout development. Bouygues Immobilier has a long-term view of the energy impact of the homes, equipping them with radiant heating and solar panels.
The Bel'Orée development has two architect-designed houses that consume just 60 kWh of energy per sq. metre a year, 56% lower than a conventional house (130 kWh/ sq. metre/year). These two low energy consumption houses won the 2007 Palm'Elec prize in the Sustainable Quality Challenge.
Offices with high environmental performance
Green Office®, positive-energy office buildings
Bouygues Immobilier has started constructing positive-energy Green Office® buildings. Positive-energy buildings are designed to produce more energy than they consume on a daily basis through optimised energy consumption, passive design and on-site production of renewable energy.
Green Office® Meudon (near Paris) is the first large-scale (23,300 sq. metres) positive-energy building in France. It will generate renewable energy with 4,200 sq. metres of solar panels and also feature a biomass co-generation facility producing heat and electricity at the same time. The building's natural ventilation and external insulation systems will significantly reduce energy consumption.
The building will generate 64 kWh/sq. metre/year against consumption of 61 kWh/sq. metre/year, all uses combined (including office functions). Green Office® Meudon thus consumes 65% less energy than a conventional building compliant with 2005 thermal regulations for new construction.
On the cutting edge of innovation, Green Office® Meudon is set to become a benchmark in low energy consumption office buildings.

These achievements illustrate Bouygues Immobilier's ability to integrate sustainable development techniques and lead the way forward in ecological innovation. Some of its current projects are real laboratories for studying the future of residential and commercial construction.
Bouygues Immobilier today has more than 700 housing units with Habitat & Environment certification and 15,000 units in the process of certification. It has built several commercial properties that already have High Environmental Quality (HQE®) certification: the entire Seine-Ouest district in Issy-les-Moulineaux (EOS Generali, the Mozart Tower and the future headquarters of Bouygues Immobilier), Spallis in Saint-Denis, the Technical Centre in Meudon, and the future Air2 Tower in La Défense, all in the Paris region.
